Homeowners will often put blood, sweat and tears into adding value to their property, whether they’re building a massive extension or installing a pool. But there are simpler ways you can increase your property’s worth and avoid all the stress.
1. Renovate the kitchen
A freshly renovated kitchen is often the first thing buyers notice when they attend an open inspection. But that doesn’t mean you have to throw the kitchen sink at it.
Simple changes such as updating corroded tapware, re-grouting floor and wall tiles, or installing a new cooktop and exhaust can significantly increase the value of your house.
2. Install LED downlights
Like solar panels, LED downlights can significantly cut your energy costs, making them an attractive addition for potential buyers. In fact, for every traditional incandescent or halogen bulb replaced with an LED, you will save around $20 a year.
Even though it’s a relatively minor update, it can drive up your property’s value when it comes time to sell.
3. Paint the walls
A fresh coat of paint can significantly bump up your property’s appeal when it comes time to sell. It’s something we all put off, but properly cleaning interior walls and ceilings and repainting high-wear surfaces like doors, architraves and skirtings can help revive a slightly tired home and make it more attractive for prospective buyers.
Even creating a colourful feature wall in a bedroom can instantly modernise your home.
4. Install solar panels
More than 275,000 South Australian homes have solar panels, and it’s easy to see why.
Solar panels not only slash your energy bills and reduce greenhouse gas emissions, but they can also help increase your property’s value. A recent survey by the Real Estate Institute of Australia found almost 80% of Australians would pay $10,000 more for a home equipped with solar panels.
5. Add a new fence
While upgrades inside your home are essential, refreshing its exterior can be just as important. Replacing an old or asbestos-ridden fence with an aesthetically pleasing, safe and sturdy one can increase buyers’ interest, particularly those with young children or pets.
If working with asbestos, it’s vital that you have it tested and removed by licensed experts.
